This will entail reducing the height of T1 by about 2 metres and the radial spread by 1 metre to a more fastigiate shape. T2 and T3 will be reduced by a lesser amount to look a similar size and shape. The trees were all planted about 15 years ago and have grown strongly but have not kept to a compact fastigiate form.

Wellingtonia (Taxodiaceae) roots have been recovered from below the foundations in a plastic clay subsoil of very high volume change potential susceptible to shrinkage when subject to drying by vegetation. The origin of the roots is identified as T3 of the MWA Arboricultural report. The subject tree is within normally accepted influencing distance of the house and is considered to be the cause of the damage. Level monitoring clearly shows a cyclical pattern of movement indicative of the seasonal effects of the subject oak tree on soil moisture and volumes. Due to the size and proximity of the subject tree to the property, pruning does not offer a viable alternative solution and if the tree is retained further progressive damage can reasonably be expected.

Remove and replant with two 10-12cm girth Cypress Oaks.Reason:The tree has significant overhang to the house and car parking area of 79 Rivets Close and is causing continuous distress to the residents (see attached letter). There is excessive bird mess being dropped on to the parked vehicles below which is damaging the paintwork and causing a health hazard (see attached photographs). The honeydew sap is also damaging the paintwork to vehicles and causing maintenance issues with the staining on the block paving and windows. The neighbouring property is also suffering similar problems.It is clear that the row of Limes are an important screen of trees with high amenity value, however, in allowing development of a residential property (with car parking) so close to this tree with so many associated problems, the tree was always going to be under pressure from the residents.Mr Luckett understands the importance of trees in the urban environment and so has suggested we replant this tree with two replacements (one Cypress Oak either side of the Lime). The Cypress Oaks will provide screening once they are established, but due to their slender growth habit, they will not encroach over the parking bays and buildings. Alternatively, Mr Luckett is prepared to plant a replacement Lime tree within the park land opposite (far enough away from the house for it not to be a future problem).There is significant tension between the residents, neighbours and property owners regarding this tree. Alternatives (e.g. parking down the road and car covers) have been tried and failed. This is a last resort, and not a decision that has been taken lightly. As a tree professional i agree with the residents, i feel it is unreasonable to expect people to live under these conditions, and that in this instance there is little alternative other than to remove and replace the tree.

Application for a Lawful Development Certificate. We have just bought Pump Cottage and an older lady previously owned the property. She had created a conservatory to the side of the property. On the right hand side as you look at the front elevation. As part of the modernisation of the property we would like to convert the conservatory into a home office. This would require putting on a pitched roof (may be with a lantern) and exchanging the glass with bricks in keeping with the style of the rest of the property. We would engage a structural engineer to ensure the foundations are appropriate given the change from glass conservatory to bricks and roof. We have also engaged a private building control company to workwith us throughout the process. We would also like to take part of the conservatory foot print and ensure it is joined to the porch, to allow for a downstairs toilet (takesome of the footprint of the current conservatory and the bit that requires joining the conservatory foot print to the porch).
